What it is
The house price index measures the movement in the price of dwellings sold in Denmark. Published by Statistics Denmark, it is a central gauge of the Danish housing market and of household wealth.
How it's calculated
It is calculated as an index against a base year from the prices of registered sale transactions, adjusting for dwellings' characteristics to isolate the pure price change. It is published with its quarterly and annual changes.
Market implications
House prices affect the construction sector, household wealth and spending (the wealth effect) and financial stability through mortgage lending. In Denmark, where households are heavily indebted, they are especially sensitive to interest rates.
Limitations
House price indices are released with a lag and are revised. Average prices can also be skewed by the mix of transactions (the type and location of dwellings sold in a given period).
