What it isMeasures the change in Spanish house prices through an index tracking the prices of dwellings sold (new and existing). It is a central gauge of the housing market and of household wealth, published by Spain's statistics office (INE).
How it's calculatedINE compiles the House Price Index (IPV) from the prices of registered sale transactions, relative to a base year, using methods that hold housing characteristics constant to isolate the pure price change. Both quarter-on-quarter and year-on-year changes are reported.
Market implicationsHouse prices affect construction and its supplier industries, household wealth and spending (the wealth effect) and financial stability through mortgage lending. Rapid gains fuel the debate over affordability and the risk of overvaluation.
LimitationsThe index is published with a lag and is revised. Average prices can be distorted by the mix of transactions (the type and location of the dwellings sold), and the index does not capture asking prices or the value of unsold homes.
