What it isThe house price index measures the movement in the price of dwellings sold in Sweden. Published by Statistics Sweden (SCB), it is a central gauge of the Swedish housing market and of household wealth.
How it's calculatedIt is calculated as an index against a base year from the prices of registered sale transactions, adjusting for dwellings' characteristics to isolate the pure price change. It is published with its monthly and annual changes.
Market implicationsHouse prices affect the construction sector, household wealth and spending (the wealth effect) and financial stability through mortgage lending. In Sweden, where variable-rate mortgages are widespread, they are highly sensitive to the Riksbank's decisions.
LimitationsHouse price indices are released with a lag and are revised. Average prices can also be skewed by the mix of transactions (the type and location of dwellings sold in a given period).
